Emergency: the first hour

What should I do in the first ten minutes after finding water?

Shut the main water valve; in many Chandler homes it is usually near the front hose bib or in the garage. Switch off breakers to wet rooms and stay out of water near outlets. Photograph and video everything. Then call or send the quote form. If safe, lift furniture off wet carpet and move rugs and valuables to a dry room.

Is it safe to stay in my home after water damage?

Often yes, if the water was clean, the area is small and power to wet rooms is off. Leave or stay out of affected areas if there is sewage, a sagging ceiling, standing water near electrical, or visible mold and someone in the house has asthma or a weak immune system. When in doubt, ask the restoration company and see a doctor for symptoms.

Who do I call for water damage in my ceiling?

Find the source first. During a monsoon storm it is usually the roof, so a roofer handles the leak. On a dry day it is often an attic AC condensate overflow or a plumbing line, which needs an HVAC tech or plumber. A restoration company dries the attic and ceiling. If the drywall sags, keep people out from under it.

What are the signs of hidden water damage?

Stains or bubbling paint on walls and ceilings, baseboards that are swollen or separating, a musty smell, warm or damp spots on the floor, grout that stays dark, and a water bill that jumps without explanation. A meter that keeps spinning with every fixture off points to a leak, possibly under the slab.

How do I know if I have a slab leak?

Common signs are a warm spot on tile or carpet, the sound of running water with everything off, a damp or cracked area of floor, low water pressure, or a meter that moves with all fixtures off. Plumbers in the Valley report slab leaks on hot-water lines especially. A plumber confirms with leak detection. See signs of a slab leak.

Cost

How much does water damage restoration cost in Chandler?

National cost guides put a typical job at $1,200 to $5,000; Fixr's average is near $3,000 and HomeAdvisor's is $3,833. Extraction runs about $3.75 to $4.25 per square foot for clean water and $7 to $7.50 for sewage. East Valley quotes vary. Try the calculator in the cost guide.

What is the difference between water mitigation and restoration?

Mitigation stops the damage from getting worse: extraction, removing wet materials, drying and antimicrobial treatment. Restoration, in the narrow sense, is putting the house back: new drywall, baseboards, flooring and paint. Many companies quote them separately. In Arizona, the rebuild part is contracting work and needs an ROC license.

How much does slab leak repair cost?

Fixr puts slab leak detection at $100 to $400 and repair at an average of $2,500, typically $1,000 to $4,000. Rerouting or replacing under-slab lines runs $4,000 to $15,000. Drying the floor and walls afterward is a separate restoration bill. More in slab leak repair cost.

Can water-damaged hardwood floors be saved?

Sometimes. If the water was clean and drying starts quickly, specialty mats can pull moisture out of hardwood and some cupping may settle. Floors that buckle, stay cupped after drying, or were soaked by gray or black water are usually replaced. On a slab, engineered wood glued to concrete is harder to dry than floating floors.

Insurance

Will homeowners insurance cover my water damage?

Sudden and accidental damage, like a burst line or failed water heater, is usually covered, minus your policy's deductible. Gradual leaks, seepage, poor maintenance and flood from rising surface water are commonly excluded. Many policies pay for the resulting damage but not the failed pipe itself. Read your policy and ask your adjuster.

Does insurance cover monsoon flooding or roof leaks?

They are treated differently. Rain that comes through a storm-damaged roof is often covered as wind or storm damage. Water that rises from the ground and flows in through doors is flood, which standard homeowners policies generally exclude; that needs an NFIP or private flood policy. A worn-out roof may be denied as maintenance. Ask your adjuster.

How long does an Arizona insurer have to respond to my claim?

Under Arizona rule R20-6-801, an insurer must acknowledge a claim within 10 working days and accept or deny it within 15 working days of receiving a properly completed proof of loss, or tell you why it needs more time. If a claim stalls, contact DIFI Consumer Services at (602) 364-2499.

Should I sign an assignment of benefits form?

Arizona law, A.R.S. §20-461(A)(7), protects post-loss assignment of a claim, so it is legal. It also transfers part of your claim to the contractor. Read any assignment-of-benefits form carefully before signing, ask what you are giving up, and talk to your adjuster or an Arizona attorney if you are unsure. You can usually hire a company without one.

Arizona rules

Does a water damage company in Arizona need an ROC license?

Tear-out and rebuild of drywall, flooring or cabinets is contracting work under A.R.S. §32-1101, so the company doing it should hold a license from the Arizona Registrar of Contractors. Licensees must show "ROC" and their number on bids and ads. Check any company at roc.az.gov before you sign.

Do I need an asbestos test before removing wet drywall or ceiling?

Maricopa County Rule 370 requires an inspection by an AHERA-certified inspector and a 10-working-day notice before regulated renovations. A single owner-occupied home is exempt from that rule, but rentals may not be. In San Tan Valley, the Pinal County Air Quality Control District handles asbestos. Testing older drywall texture or popcorn ceiling is a sensible precaution. See asbestos before tear-out.

Does Arizona license mold remediation?

Arizona doesn't have a mold-specific license as far as we could find. Ask about IICRC training and the company's ROC license for any rebuild. A good company explains how it will contain the area, what it will remove and how it will confirm the job is done.

My HOA has rules. Can I fix the roof right away?

Emergency tarping and drying to stop further damage come first. Like-for-like roof, tile or exterior repairs may still need HOA design review. Under A.R.S. §33-1817, planned-community associations may not unreasonably withhold architectural approval. Submit the repair with photos and the contractor's scope. See HOA water damage: who pays.

Health and safety

Does water damage always cause mold, and how fast?

Not always, but mold can start growing within 24 to 48 hours on wet drywall, carpet pad and wood. Fast extraction and drying are the best prevention. Dry desert air helps, but water trapped behind cabinets, under tile or inside a wall can stay wet long enough. See mold after water damage.

Is sewage backup dangerous to clean myself?

Sewage is Category 3 water and can carry bacteria and viruses. Keep children, pets and anyone with a weak immune system away from it. If you must step in, wear waterproof boots and gloves and wash thoroughly afterward. Porous materials it touches usually have to be removed. See a doctor if anyone develops symptoms. More on sewage backup cleanup.

Do water-damaged studs need to be replaced?

Usually not. Wood studs wet by clean water can almost always be dried in place and treated, then confirmed dry with a meter. Studs that are rotted, structurally weakened, or soaked by sewage for a long time may need replacing. Rebuild work in Arizona should be done by an ROC-licensed contractor.

Is it safe to run the AC while the house is drying?

Generally yes, and companies usually want it on, because cool, dry indoor air helps dehumidifiers work. The exception is when the AC itself caused the leak or ductwork is wet or contaminated. Then have an HVAC technician check it first. See AC and evaporative cooler leaks.
